Chicago-based Rockwell Partners announced today that pre-leasing for Germain House will begin later this year. Luxury Living Chicago Realty is the exclusive marketing and leasing brokerage for the new transit-oriented development at 925 West Chicago Avenue.

Just east of the Chicago Blue Line station, Germain House offers a mix of studio, one-, and two-bedroom apartment floor plans, featuring exposed brick and beams, high-end finishes and natural oak floors. The boutique, refined loft building will include a rooftop deck with co-working space, Pressbox dry cleaning, Package Concierge, pet wash, secure building entrance, and a communal lobby.

"We are excited to deliver a unique, luxury offering in the downtown Chicago rental market with Germain House," said Jason Fishleder, Principal of Rockwell Partners and Head of Acquisitions. "We've worked to celebrate the original building's architectural character, while creating apartments and community spaces that residents will be proud to call home."

Originally built as a lumber yard in 1886, Germain House's location has seen many adaptations over time. In 1916, the industrial structure became home to the Central Leather & Embossing Company, a manufacturer of leather goods. The company name later changed to the Germain Company. Along with the renovation and expansion of this historical building, the surrounding River West area has changed greatly in recent years.

"While Chicago's market is filled with new inventory, Germain House will undoubtedly appeal to renters seeking a unique apartment living experience," said Aaron Galvin, founder and CEO of Luxury Living Chicago Realty. "The lofted floor plans, soaring ceilings, and luxury finishes create one-of-a-kind homes, in a neighborhood that has seen a lot of growth in the last couple of years. More and more renters are including River West in their search and this boutique building will stand out."

Residents of Germain House can expect modern kitchens with open shelving, Quest soft-close grey cabinetry, quartz countertops, and Samsung stainless steel appliances. The curated finishes include white oak hardwood throughout, IOTAS smart home features, in-unit washer/dryer, ceiling heights between 12 to 16 feet, and select floor plans provide walk-in closets, double vanity sinks, and frameless glass showers.

Rockwell Partners engaged Curioso for brand creation and interior design.
