Concierge Auctions, the dominant marketplace for buying and selling the world's finest properties, announced that a private 3.5-acre estate with sweeping canyon views will sell at auction on May 25th. Located in the exclusive Rob Roy neighborhood in Austin's Westlake community, 101 Pascal Lane is owned by Ross Garber, co-founder of Vignette Corporation, and his wife Laurie. A perpetual innovator and driving force of Austin's technology scene, Garber always seems to be ahead of the curve. He followed Concierge Auctions for two years and spent months researching auction methodology prior to hiring the firm for this assignment.

"I'm convinced that auctions are the best way to sell one-of-a-kind luxury homes and within the next decade will be a standard," stated Garber. "My family and I are preparing to move into a new property we've built, and the convenience, surety and global reach of Concierge Auctions will enable a smooth transition."

"As with most of our clients, the Garbers' reasons for selling are not financial or personal. They are simply moving on to the next phase in life and want to simplify," stated Concierge Auctions President Laura Brady. "We look forward to making that happen."

Previously offered for $16.9 million, 101 Pascal Lane will sell to the highest bidder without reserve in cooperation with Gary andMichelle Dolch of Kuper Sotheby's International Realty.

"It's an exciting time for the Austin real estate market, and this auction presents a great opportunity for buyers to take advantage," stated Gary Dolch. "With the current influx of business funding, new residents, and global attention to Austin, there's no doubt we will continue to see the quality and quantity of luxury properties increase. The next owners of 101 Pascal will be frontrunners in this trend. The compound could cost nearly $20 million to reproduce today, and that number is only climbing."

The property's structures were designed by renowned architects Miro Rivera and The Shiflet Group and were brought to life by Dalgleish Construction and White Construction, using the highest-quality materials sourced from across the globe. Acclaimed designer Fern Santini curated the finest pieces for the interiors, culminating in a paradise for both kids and kids at heart.

In addition to a 9,000-square-foot main home, the compound also includes a 2,200-square-foot pool and guest house, a 1,000-square-foot gym, a regulation-sized tennis court, 10 air conditioned garage spaces, and a 950-square-foot apartment. The underground 2,000-bottle wine cellar is specially built for temperature and humidity control. A large, grassed level open space can accommodate a 200+ person tent, and a private outdoor entertaining space includes two BBQ areas and a two-story pool deck. On the technology side, Creston and Lutron control systems grant a fully integrated smart house offering, and the entire property offers state-of-the-art LED lighting.

"It truly is a retreat — a compound in the middle of Austin that no one knows about — built with total privacy, the finest materials, great architecture and beautiful finishes. It's an elegant but organic feel; very spa-like," stated Santini. "Properties like this — on this type of acreage with this type of privacy — they just don't exist in Austin anymore."

The three-bedroom wing of the main home provides comfort and privacy just steps away from the main living spaces. A master suite offers pool and canyon views, and the master bath has his and hers onyx and walnut vanities and in-floor heating. A 3,000-pound tub was custom milled and carved out of a singular piece of Jerusalem limestone.

The buildings are set at the end of a cul-de-sac and overlook a canyon, granting seclusion, privacy and security. The property is surrounded by 400 acres of protected land and offers easy access to hiking trails.

Only 15 minutes from downtown Austin, the compound is mere minutes from private schools, country clubs, dining, shopping, and outdoor recreation. The home is located in the Westlake school district, which is the finest in the city and the second top district in the country. Endless activities abound in the capital of Texas, home to world-renowned festivals and events. Witness the world's most elite racing at Formula One, rub elbows with celebrities during SXSW and discover why Austin is 'The Live Music Capital of the World' at Austin City Limits.

The property is available for previews daily by appointment between 11am and 2pm beginning April 27th. The auction will be held on May 25th. Brokers are protected. See Auction Terms and Conditions for full details. For more information, call 212.257.5018.
